A list of Property rules for the server. These rules are subject to change which may include amending existing rules, adding or removing rules from the list.

Properties may be classified as farms if the following (but not limited to) occurs;
Farms may be utilized and bought by a player if they are intended on doing farming roleplay. This rule is still enforced if the player is intending on using the farm for illegal activities. The farm must be actively used to do farming duties and can still be used to do illegal activities if the player decides to do so. The player can not single-handedly buy/rent a farm without the intention of doing farming. The player's main priority must be farming intensive, and their illegal activities can be done as a secondary priority. This is due to farms being unutilized for their intended purposes; which avoids leaving players who want to do farming roleplay with no options to build a farm.
A player cannot upload a map of a farm without using the farm for the intended purpose of running a farm. Farm mapping can be requested through the Mapping Team with biweekly reports being required and sent to FMT to ensure that the property or properties are being used for farming duties and not just hoarding them for reasons not related to farming.
Whilst we're not overly strict on fencing and gating, a player cannot turn a property into a fenced/gated community without exceptional reasoning. This is to prevent every property from looking like a gated community with no actual reasoning behind it. Just because you own a business or a large property does not automatically entitle you to start building fencing and requesting gates to keep players out. Each compound/fenced community will be revised by MT and they will decide collectively whether or not your reasoning is justified as to why you are requesting Compound Status.
Compound Status Meaning: Compound Status is the term we give to a collective of map(s), property(ies) or other, when the aforementioned has requested for explicit fencing, gates, high-risen walls or anti-climb walls to ensure that no player can easily access the property. A property requesting Compound Status must employ a contractor in-game or do the work themselves with the assumption that they have the skillset, tools and materials to do so. A player requesting a Compound Status must provide roleplay logs to their request so that the Mapping Team can review and then vote on its acceptance of status.
Players who come across properties which already have a compound-like status may purchase the property(ies) without any repercussions. It would be unfair to remove the new owner's Compound Status due to the fact that they bought the property(ies) with the pretence that it came with all the current exterior modifications. Compound Status may be revoked if it was somehow abused; though occurrences like this are rare and typically do not happen.
Properties can have interiors that are roughly 1.5x bigger than their exterior. Meaning that if you buy a property and it is 1,000 square feet, the interior can have a square-footage of 1,500 square feet. The easiest way to create an interior map with a 1.5 accuracy is by using the house model (exterior model) and setting its scale to 1.5 and making it double-sided. From there you can map your interior within the boundary inside of the house model. MT roughly gauge if the interior is 1.5x bigger than the exterior and we do typically give leeway on a lot of situations. We don't enforce this rule right down to the last square-footage and is only used as a guideline. Oversized interiors will be investigated by MT and your interior may be subject to being disabled if the interior is extremely oversized for its exterior counterpart.
Map/Furniture limits are in-place for those who are uploading an interior or exterior map. External maps can have a maximum of 300 objects; whilst internal maps can have a maximum of 250 objects. These limits can be bypassed by purchasing the one-time use perks. Please visit: https://ardicgaming.com/mta/premium/perks for pricing.
If you own an interior and you are not actively roleplaying in it, you may suffer from losing that interior. A player can request an admin to check the interior logs of a building to see if any roleplay activity took place within the interior within the last 30 days. Meaning, your interior should be used at least once per month for roleplaying purposes. Certain interiors are exempt from this; an example being established factions due to the faction maybe not requiring the interior every month; however it's still advised to the faction representatives to try to use their interiors as much as possible.
This ruleset will be subject to change and expansion, so please ensure you keep up to date with this page for any additions or amendments made.
During inactivity, your assets will be force-sold. This may surpass just vehicles and interiors (such as business assets and/or faction assets). Money and items on your characters will not be removed during inactivity. If an asset is force-sold with the reason of inactivity, it is non-refundable. An asset, of any type, is considered inactive after having not been active within 14 days.
Interiors can be force-sold including all the side interiors linked to the property. If a house is inactive, the garage will be force-sold along with it. This is to keep the properties as one. The main property always overrules the sub-properties. So if a garage or bedroom is inactive but the house itself isn't, the house and all sub-interiors (including the inactive one) cannot be force-sold.
Interiors may be force sold by admins if the owner is avoiding the inactivity scanner without the use of inactivity protection by logging on and using the interior or having a friend use the interior without roleplaying on the server with that character. The script handles the process of sub-interiors being attached to the main one. In conclusion sub-interiors cannot be force-sold without the main house being sold; either by the player or force-sold by an admin due to inactivity.
Vehicles will never be force-sold, unless it has been parked in a force-sold interior and you have been inactive for 14 days. If you purchase an interior that was force-sold and vehicles still exist in the interior, they will be deleted if inactive or they will be assumed as parked there IC. A vehicle which has been towed and impounded can be claimed by the Towing Company. If your vehicle was towed and impounded by the towing company, after 7 days they can claim the vehicle and legally sell it to other players. After 14 days it will be deleted by the script if the respective faction decides they don't want to claim the vehicle.
Vehicles that are not parked within an interior get deleted after 14 days of inactivity.

Retexturing the game has been made possible script-wise, yet has its rules in order to maintain a certain level of decency. Erotically oriented pictures may only be used in appropriate/private spaces i.e. personal interiors or strip clubs. Same applies for any socially unacceptable pictures, they are to be kept out of interiors accessible for the public.
Billboard/signage texturing can to promote themselves (reserved for government and its municipal agencies). Exterior re-texturing can be placed to advertise a business once the single-use perk has been bought. Please visit: https://ardicgaming.com/mta/premium/perks for pricing on the Billboard/Signage perk. The reason for the cost is so that the environment does not become cluttered with signage and unnecessary advertisements. Texturing (or wrapping) your vehicle should still follow this rule along with the Disgusting Roleplay rule.
